Adams Street District

Assignment
Downtown Topeka, Kansas has undergone a resurgence and with it, the first of its kind Qualified Opportunity Zone (“QOZ”) redevelopment. The former Jordan Bakery and Topeka Transfer & Storage (TTS) buildings to be transformed into Adam’s Street District, an adaptive reuse, mixed-use redevelopment.
Strategy
A phased, holistic project & construction management approach was deployed to revitalize a tired city block. Earth Tenant focused on critical items and envelop repair. Key to the success of the project was Identifying any federal, state or municipal incentives available, including National Register of Historic Places, TIF District, QOZ as well as energy and sustainability retrofits.

Results
From the north-most buildings (Jordan Bakery) each space was assessed and renovated to meet flexible demand, including office and co-working, small and large meetings, corporate and casual event space as well as fitness space. The former TTS buildings were Phase II but included negotiations with distillery, food-truck concepts and residential on 3rd and 4th floors. The south building has flourished with Topeka Vendors Market occupying the basement, 1st and 2nd levels.
